Why is Our Chiropractic Clinic Located in Edina?

There is an old adage in the real estate business that the three most important factors in real estate are “location, location, location”. I think that statement is humorous, and also contains a lot of truth. For our purposes, I would amend the adage to say that the three most important reasons why I located the clinic in Edina are location, access, and parking.
When speaking about “location”, if someone wants to know where our clinic is, I simply say it is right across the street from Southdale Mall and wedged between the Mall and Fairview Southdale Hospital. Unless you are new to the Twin Cities, or from a completely different part of town, you are going to know precisely where we are located. That locational recognition is critical, and I appreciate having a business in the heart of where people go, both for healthcare and for commerce.
As to “access”, think about the grid of highways that surrounds our clinic. We are in the middle of the square formed by Highway 62 (Crosstown Highway) to the north, Highway 494 to the south, Highway 35 W to the east, and Highway 100 to the west. Consequently, barring crazy traffic, we are easy to get to. We are also located between France Avenue and Xerxes Avenue on the street that forms the northern boundary of the Southdale Mall. It couldn’t be any easier.
Finally, let’s talk “parking”. When I think about going downtown, or even going to the Mall of America, one of my first considerations is the ease (or difficulty) and cost of parking. One of the things that has fueled the growth of suburban shopping over the past decades has been the ready availability of free parking. You know when you go to a suburban mall that you can easily park, and do so for free, and then simply walk into the store of your choice. Any business that does not have ample free parking is at an automatic disadvantage in the marketplace. When you go to rent space in an office building, there is a ratio of parking to square footage in the building that is considered to be the minimum threshold. In our area the minimum ratio is three parking spots for every thousand square feet in the building. Our building at 3400 W. 66th St., Southdale Place Medical, is way over that threshold and usually our patients have no difficulty finding a parking spot.
